Design-Build vs Traditional Construction
The delivery model you choose decides who carries risk when something goes wrong. That decision is made in week one and lived with for the entire project.
In design-build, one contractor handles both design and construction under a single contract. In design-bid-build, the owner hires a designer first, tenders the completed drawings, and then appoints a separate contractor to build.
The two models in one paragraph each
In traditional design-bid-build, you appoint a designer, complete the drawings, tender them, and appoint a contractor to build what was drawn. Three parties, two contracts, sequential phases.
In design-build, one party is responsible for both design and construction. Phases overlap, procurement starts before drawings are 100% complete, and there is a single contract for the outcome.
Where design-build wins
| Criterion | Design-build | Traditional |
|---|---|---|
| Schedule | Faster overlapping phases | Longer sequential |
| Cost certainty | Early, against a defined scope | Only after tender |
| Change orders | Fewer | More frequent |
| Accountability | Single party | Split between designer and builder |
| Owner effort | Low | High you coordinate |
| Design independence | Lower | Higher |
| Competitive tension on price | Lower | Higher |
Where traditional still makes sense
When design quality is the point of the project and you want a designer whose only loyalty is to the design. When institutional or public procurement rules require open tendering. And when you have in-house capability to run coordination and want the price tested by competition.
The honest trade-off
Design-build trades a little price transparency for a lot of coordination relief. Traditional trades speed for design independence and competitive pricing. Neither is universally better; the wrong one for your situation is what costs money.
A middle route exists: appoint an independent designer, then tender a design-build contract on that design. You keep design control and still hand over single-point delivery responsibility.
