A turnkey project means you sign one contract and receive a finished, usable space. Design, approvals, civil, MEP, interiors and finishing sit with the same team, so nobody can point at anybody else when something slips.

The commercial benefit is real: coordination gaps between an architect, a civil contractor and an interior vendor are where most cost overruns are born. Removing those gaps is the product.

Structure & civil (2–3 months)

Foundation, RCC or civil modification, waterproofing.

MEP & infrastructure (1–2 months)

Electrical, plumbing, HVAC, fire and low-voltage systems.

Interior fit-out (1–2 months)

Ceilings, flooring, partitions, joinery, painting, furniture.

Handover & support (1–2 weeks)

Snagging, documentation, keys, warranty and support plan.

Is turnkey more expensive than hiring separately?
Usually not. Turnkey removes duplicated margins and rework caused by coordination gaps; on a like-for-like BOQ the difference is small and the schedule is shorter.
What exactly does the fixed price cover?
Everything listed in the signed BOQ - design, approvals where applicable, civil, MEP, interiors, finishing and handover. Anything outside it is quoted separately in writing.
How are payments structured?
A typical structure is 30% mobilisation, 40% linked to stage completion and 30% at handover. It is written into the agreement, not decided later.
Can turnkey work for a small project?
Yes - a 600 sq ft clinic or a 1-BHK is handled the same way, with a lighter design stage.
What if my requirement changes mid-project?
We issue a variation note with cost and time impact. Work continues on unaffected areas so the schedule holds where possible.
