Open-plan corporate office with cabins, boardroom and collaboration zones
The challenge
The client needed a workspace for 50 people inside a bare-shell floor with a 2.85 m slab-to-slab height, an undersized incoming electrical load and no acoustic separation. The office also had to be occupied by a fixed date tied to a lease start, which left no room for schedule slippage.
Our solution
We planned a perimeter of glazed cabins so daylight reaches the open floor, dropped the ceiling only over circulation to preserve height at the desks, and used a raised-floor cable route rather than chasing conduits. The boardroom got a double-glazed partition with a 42 dB rating, and the electrical design was reworked around a new DB with dedicated UPS and raw-power circuits.
Execution sequence
Weeks 1–4: demolition, MEP first fix and load augmentation. Weeks 5–8: partitions, ceiling grid, HVAC ducting and fire integration. Weeks 9–12: flooring, joinery, glazing, furniture and AV. Weeks 13–14: testing, snagging and handover with as-built drawings.
Result
Delivered two days ahead of the lease date and inside the signed BOQ. Post-occupancy the client reported a 25% drop in lighting and cooling load against their previous premises, and the flexible zoning absorbed a 20% headcount increase without re-work.
