Pre-engineered production facility with admin block and utility yard
The challenge
A greenfield plot with poor bearing capacity in one corner, a required 24 m clear span for machinery movement, and a production start date driven by equipment delivery from overseas.
Our solution
Soil investigation drove a mixed foundation strategy isolated footings across most of the plot and a raft in the weak zone. The PEB frame was designed for the clear span and future crane loading, with the admin block built in RCC alongside so both trades ran in parallel.
Execution sequence
Earthwork and foundations in months 1–3, PEB erection in months 4–6, flooring, utilities and admin finishing in months 7–9, with equipment foundations cast to the vendor's template before machinery arrived.
Result
Handed over in time for equipment installation. Floor flatness met the machinery tolerance on first survey, avoiding a grinding exercise that was budgeted as contingency.
