The challenge

Sixty rooms meant sixty of everything a repeat unit where a small detailing error multiplies. Guest-to-guest acoustics and bathroom waterproofing were the two risks that could not be fixed after handover.

Our solution

We built and signed off a full mock-up room before mass production: partition build-up, door seal, bathroom tanking, joinery and lighting were all tested in that one room, then replicated.

Execution sequence

Mock-up room in month three, mass fit-out across months four to ten, public areas and spa in parallel, then commissioning and soft launch.

Result

Bathroom water testing passed across all rooms with no leaks recorded during the defect-liability period. Room-to-room acoustics met the brand standard.
