Four-bedroom villa with basement, pool and landscaped courtyard
The challenge
A sloping plot, a client brief for a double-height living volume, and a basement that had to stay dry through a Pune monsoon.
Our solution
The slope became the design the basement is cut into the fall with a retaining wall and a full external tanking system plus a perimeter drain. The double-height volume was resolved with a transfer beam so no column lands in the living space.
Execution sequence
Retaining and waterproofing in the dry season, structure over the next six months, then finishing, joinery and landscape.
Result
Two monsoons on, the basement remains dry. Delivered within the contracted 14 months including a client-requested change to the pool deck.
